Property Management Statement

S & Z Investments would like to thank you for your interest in our residential properties. We specialize in "Quality Homes For Responsible Tenants".

S & Z Investments is a professional residential property management company committed to quality. Unlike large management companies, we have a personal, on-hands management style. We manage only a small number of select properties. This allows us to attend to the needs of our residents, to maintain the quality of our properties and to be respectful of our neighbors and community.

We respect that while you live in one of our properties it's your home. All repair service calls are authorized and prearranged with the residents. S & Z Investments is committed to servicing repairs in a prompt manner. For emergency repairs, all residents have a "Call List" of repair contractors. These contractors will service the repair and invoice S & Z Investments directly. Furthermore, we schedule quarterly inspections. These property inspections assist us in preventing major repairs, expenses, and inconveniences to the residents.

S & Z Investments promises to always be fair and honest. We take great pride in our properties and expect that you will too. Our philosophy is that if we provide our residents with a well maintained, value priced home they will take care of it. Please be respectful of our property, the neighbors, and the neighborhood.

Our greatest commitment is to uphold the integrity of the neighborhoods where our homes are located and to be respectful of our neighbors. S & Z Investments requires that all of our residents share in this commitment. Our properties are in quiet, safe neighborhoods. Please be friendly, courteous and respectful. Keep the outside of your home clean and free of debris. If you have friends over keep it small, quiet and respectful. Large parties are absolutely forbidden. Please try to always park in your driveway or in front of your home. Three things that will disturb and frustrate you neighbors are: unsightly residence, loud noise (stereo and parties), and parking in front of their home. Please treat your neighbors with the same civility and respect your family and friends would demand.

S & Z Investments, LLC also guarantees that we will be fair with refunding your security deposit. If you leave the property in the condition it was in when you moved in, excluding "reasonable wear and tear", you can expect a full and prompt refund.
